New Homes

When building a new home the homeowner must obtain a BER before the home is occupied for the first time regardless of whether it is offered for sale or rent.

When a new or existing home is offered for sale or rent the seller / renter must provide a BER to prospective buyers or tenants. BER details must be included in advertisements when a home is offered for sale or rent.

BER assessments performed on new homes are also an important tool in determining compliance to Part L of the Building Regulations. A Provisional BER (a short term BER generated from plan drawings) or BER calculations are usually sought by the building control authority at the planning stage to check that the house will comply with Part L of the building regulations. It is important to carry out the Part L compliance check as early as possible in the design process, as it is more difficult and expensive to reach compliance when the house is constructed, particularly now, under the new Part L requirements.

Munnelly BER would be happy to assist you with any BER & Part L requirements you may have when constructing a new home.
